This house is located in the north of the Dordogne, in the Perigord/Limosin Natural Park, known as Perigord Vert.
Quiet and peaceful but not isolated, Peyrat is close to several towns.
The barn was converted into a dwelling in 2004 and comprises 180 m², (1937 ft²), of living space. It has 4 bedrooms, 2 bathrooms and a large, central, open plan living area. Two bedrooms and a bathroom are located to the left of the main area and the other two, plus bathroom, to the right.
All bedrooms and bathrooms are fitted with insect screens on the windows.
The pool measures 8 × 4 meters and has Roman steps. The filtration is by sand filter and has the added benefit of a salt water system for chlorination.
A cleaning robot is included.
The garden is mainly laid to grass. The front and right hand side are covered in calcaire and used as vehicle hard-standing.
There is a garage/workshop attached to the left, (west), side of the house.
Under the left hand bedrooms is a storage area housing the central heating plant, tools, mowers etc.

The grounds are fully fenced with a pedestrian gate and electric vehicle gates.

The property has a Fosse Septique, installed in 2004 and inspected by the authorities in 2011.
Oil fired central heating is installed, along with a log burner in the main room.
Hot water is via the central heating boiler and electric water tanks.
The house has always been a non-smoking zone.
There is space above the bedrooms on the right to create a studio apartment with a separate, external, entrance and has a floor area of 36 m², (387 ft²). Power, water and drainage are already in place.
The hamlet of Peyrat is 1 kilometer from the village of Abjat-sur-Bandiat, 10 kilometers from Nontron. The town of Nontron, with all main facilities and a market on Saturdays.
Piégut is 4 kms and has most services including two supermarkets, two banks and a post office. Here the market day is Wednesday.
Further afield, Brantome and Bourdeilles are a 30 min drive away. Angouleme is about 45 kilometers and is the nearest TGV station. Périgueux is 60 kilometers. Limoges is 70 kilometers or 45 minutes to the airport. Cognac is some 80 Kilometers.
There are schools in Abjat, (primary), Piegut, (middle school) and Nontron has the main Lycee.
While not a wine producing region, we are within easy reach of the main centers of Cognac, Bergerac and Bordeaux.
